Located in the grounds of a beautiful Oast House on 30 acres of fields, paddocks and woodland, and a short distance - approx 1/2 miles - from the village of Brede, with it's pub/restaurant, bakers shop, corner shop and Post Office.
Approximately 7 miles from the ancient historic Cinque Port of Rye and a short drive from Bodiam Castle, in Northiam, the river Rother and the Steam Railway which runs between Tenterden and Northiam.
Guests can observe and enjoy the goats, pigs and horses which are safely enclosed within the owner's grounds.
There are footpaths through the woods where deer can be seen roaming.
The sweeping drive leads to the property with ample parking for several cars and entrance into the barn via the double oak doors.
There are high vaulted ceilings, and a wealth of beams - many from the original barn, a superb galleried landing, and slate flooring throughout the main living areas.
There is underfloor heating as well as thermostats in each room, a woodburner in the sitting room, and colour TVs with DVD to all bedrooms with an in-built music system.
The huge dining hall with vaulted ceiling has a large dining table which is an antique pool/snooker table with chairs (can seat 12 -14) - there is also an extra gateleg table which extends, plus a beamed opening to the sitting room which has comfortable brown leather sofas, armchairs and footstools.
Colour TV ( basic SKY channels) with DVD, radio surround sound, CD player, occasional tables and woodburner inset in the brick built fireplace with original oak beam over (logs are supplied).
Step up to the exceptional farmhouse style kitchen with a range of oak wall and floor units, beech worktops, butler sink, integral dishwasher, microwave, large double oven gas range with electric hot plate and double extractor over.
The kitchen is furnished with a large pine table and chairs. there is a flat screen TV.
Off the kitchen is the large utility room with butler sink, gas fired tumble dryer, automatic washer/dryer, heated towel rail plus a large American fridge/freezer with ice dispenser.
The large window overlooks the rear patio area, plus there is a door from here leading out to the patio surrounding the property - off the utility room is a downstairs WC with washbasin. The hallway leads back to the main dining hall.
There are two downstairs bedrooms, one double and one twin, carpeted and furnished in oak and mahogany with wardrobes, chests of drawers, bedside tables with lamps, wall-lights and colour TVs with DVDs.
There is a spacious family bathroom - fully tiled with a large double shower in a cubicle, claw foot bath with brass hand shower over, washbasin in a vanity unit, WC, shaver point, mirror and heated towel rail.
Wide oak stairs lead to the upper floor and galleried landing - sensor lights come on with movement - with two bedrooms to the left at the top of the stairs.
The first has a double oak bed, wardobe, chest of drawers, bedside tables with lamps and colour TV/DVD, the second is a twin bedroom with pine beds, bedside table with lamps, colour TV/DVD.
Leading off is a dressing room/storage area with low sloping ceiling, clothes rail and additional bed ( suitable for children only).
The family bathroom has a Jacuzzi bath with brass fixed shower over, washbasin, WC, shaver point, heated towel rail and huge walk-in airing cupboard.
The master bedroom has a vaulted ceiling and features a King size bed with brass bedstead, bedside table with lamps, oak chests, colour TV/DVD, double leather sofabed (available for additional one-night guests only), curtained clothes hanging and shelving.
The en suite bathroom has a sloping ceiling and is fitted with a small claw foot bath with brass hand shower over, washbasin inset in an oak vanity unit, WC plus heated towel rail.

Local Activities
Subject to having undertaken an induction course and accompanied by the owner or family member, there is the use of a fully equipped professional gym on site (£20 fee is payable to the owner). Stabling/livery is also offered with horse riding available on the adjacent 15 acres of paddocks and 12 acres of cross country woodland with an Equestrian course.
It is worth noting that nearby Camber Sands is a perfect location for horse riding.
Fly fishing is available at nearby Powder Mill Reservoir - approx 300 - 400 metres away - standard charge applicable. Local coarse fishing is also available within the locality - eg Hawkhurst Fisheries at neary Bodiam.
